RENTAL INFORMATION

Cleaning is undertaken before and after your stay. Additional cleanings may be arranged for an additional fee.

For rental of 3 nights or more: NO cleaning fee is charged.

For rental of 1-2 nights, please add cleaning fee of $100 per rental.

Rates are based on 1- to 4-person occupancy. Additional charge of $10 per extra person per night may be applicable during certain periods.

Sleeps 4-6 persons comfortably. A 7th person may be accommodated on a spare twin mattress that we provide for that purpose, if necessary. There is also a portable playpen/crib for your little one.

Children are most welcome! Sorry, smoking and pets are NOT allowed at Birch Haven.

RESERVATION POLICY

Within 90 days of arrival: 100% due upon booking

More than 90 days from arrival: 50% deposit upon booking, 50% balance due 90 days prior.

PAYMENT POLICY

There are 3 ways to pay for your reservation:

a) By US or Canadian check (no surcharge)

b) By credit card (4% processing fee may apply)

c) By secure email money transfer via Interac/Certapay (for Canadian residents, no surcharge). For more info, please visit www.certapay.com

Note: Even if paying by check or Interac, most guests provide their credit card number in order to:

i) HOLD their dates immediately (card not charged unless check fails to arrive, or Interac payment is not received).

ii) serve as a damage security deposit (card not charged unless there is damage to property).

CANCELLATION POLICY

Cancellation with more than 120 days notice: $250 processing fee

90-120 days prior to arrival: 50% penalty (i.e. down-payment amount)

Within 90 days of arrival: 100% penalty, unless property is successfully re-rented.

CHANGE POLICY

We will do our best to accommodate date changes ($100 processing fee applies).

If it is not possible to find alternate dates, and cancellation cannot be avoided, the cancellation policy above will apply.

While more stringent than hotel policies, you will find that the above policies are customary for privately-owned vacation rentals.

This is because last-minute cancellations usually result in lost revenue as our guests tend to book months in advance.
